聯邦政府周三(2024年3月27日)宣布關於租房的新政策,包括:將制定新的《加拿大租屋者權利法案》,要求房東向潛在租戶披露其房產的租金歷史記錄;並推動租金支付列入信用評分,以及撥款住房援助基金。
周三的政策是 4 月 16 日即將公布的 2024 年預算案中的一環。
我们来看看在电台上常年做广告的 Butler Mortage 的 Ron Butler 对此提案的批评。我认为这个批评最具体:
- Millions of Renters want to buy homes..... except they're unaffordable. Nothing about tracking Rental Payments will reduce houses prices to the point average Renters can produce enough down payment or pass the Stress Test.
- OSFI the Government's own Bank Regulator insists Borrowers have provable acceptable Credit History. How could anyone with a history of NOT PAYING BILLS have those non-payment offset by paying rent on time? This is nuts.
- Less than 8% of all applicants for a First Time Mortgage are turned down based on Credit Score 92% are APPROVED or rejected because they could not afford the payments.
- How in God's Name would small Mom & Pop Landlords EVER report to the Credit Bureau? The security of the system would prevent such reporting, the very idea is insane.
- If a Credit Bureau is very light in terms of information we are ALREADY ALLOWED to use Rental History to mitigate the application on exception.
- The idea that MILLIONS of Renters could become Owners over night if Rental Payment History could be applied to a mortgage application is one of the biggest WHOPPERS in the history of lying. Every renter knows it's 6 other things like Price, Down Payment, affordability, ongoing Property Tax or Condo / Strata payments & a host of other concerns.

联邦自由党显然以为此举有助选举行情,但是下面一千多条回复大部分不那么客气。
